Ian Usher is the Principal of Floreta Group LLC, a Tampa-based firm acquiring value-add multifamily across the South, Southeast and Midwest. He combines 10+ years of hands-on real estate experience with 10+ years in data analytics (SQL, Power BI), and that pairing shapes how he underwrites: in-place rents, trailing expenses, and conservative exit assumptions, not pro forma optimism.

Since 2015, Ian has negotiated off-market contracts directly with sellers. He has held an active Florida real estate license since 2017. From 2017 to 2018, as Marketing Director at Out Fast Realty & Investments, a Tampa investment firm, he managed the marketing team, developed and optimized its marketing, team, and advertising processes, and implemented performance tracking to quantify results.

In 2026, Ian completed the UW2WIN Technical Underwriting Mentorship, deepening his skills in multifamily underwriting, due diligence, and deal structuring.

Floreta Group is in its acquisition phase, and Ian is direct about it: he would rather pass on ten deals than force one. Every opportunity is underwritten to in-place numbers before a partner ever sees it.
